Check-in is 3pm, unless organised prior. Check out is 10am unless prior arrangements have been made. We need to clean and prepare the property ready for the next guests.Thank you for your understanding.

Yes, bed linen and bath towels are provided. Please bring your own pool towels. A linen service provides all hotel grade linen ensuring a luxurious and comfortable stay. This fee is built into the price of your stay. 

We ask that the property is left neat and tidy.   However to meet our exacting standards, and to ensure future guests are welcomed into a clean and hygienic home, a cleaning fee is added to the booking.

Some of our properties allow your precious pets to stay too. Simply use the search tool and specify ‘Pets Allowed’.

Your signed contract stipulates the maximum number of guests permitted for your holiday. If you have extra guests stay without approval, your contract may be voided and you may lose your bond. Please refer to the contract for further information.

Parties need to be pre-approved by the owner, so please seek guidance before hosting a party. New council regulations stipulate no noise after 11pm. a $500 security call out fee may be incurred, and loss of bond if council codes of conduct not adhered to.

If cancellation is necessary, we request that you call ASAP. Our properties are in high demand, and advanced notice will hopefully allow us to accept other bookings. If cancellations are received less than 28 days from the booking arrival date, your deposit is forfeited. Please refer to the contract and short term licence agreement for clarification.

This Property is registered under the Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. The objectives of the Short Stay Rental Accommodation Local Law are to minimise the risk of such accommodation affecting the peace of the neighbours. Guests of this property must adhere to the Code during their stay.

(a)  Unacceptable behaviour includes loud, aggressive behaviour, yelling, screaming, arguing, cheering, clapping and singing.

(b) Additional accommodation is not allowed on site by way of tents, caravans, campervans or similar facilities.

(c) Off street parking is provided for all occupants’ motor vehicles.  Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas .  

(d) Outdoor areas including swimming pools, spas, outdoor decking and balconies are not to be used between 11.00 pm to 7.00 am.

(e) Place all rubbish, recycling and green waste in bins provided before departing the property.

Ignoring the Code of Conduct may result in immediate eviction, loss of bond and council fines. If security has to come to the property, a $500 call out fee is also incurred.
